i materiali e le caratteristiche architettoniche tipiche toscane.
The first core of the property comprises three volumes.
The first volume of 550 square metres, initially used as a manor house, of which it has retained the stone and brick façade, is now used as a reception area and the main headquarters of the catering business.
Spread over two floors, its interior is composed as follows: entrance hallway leading to the large dining and events room, guest bathroom, professional kitchen and pergola overlooking the countryside and used as a relaxation area.
A terracotta staircase leads to the first floor where there are five bedrooms, each with en-suite bathroom, a sixth bedroom with bathroom used as an office, a seventh bedroom with bathroom used as a staff room and a storage room.
The second volume of 190 sqm is also spread over two floors, each of which houses an independent flat with an open-plan kitchen, two bedrooms and a bathroom. One of the two flats has a storage room.
The third volume of 133 square metres is spread over one floor plus a mezzanine and houses two completely independent ground-floor flats consisting of a living area with kitchenette, a bedroom, a bathroom and an attic.
The second core consists of two more volumes and is a new construction with Tuscan terracotta tiles, with interiors characterised by classic terracotta floors and fine finishes.
The first volume of 256 square metres is composed as follows: on the basement floor there is a laundry area with storage, a pantry, a utility room, services with bathroom and shower and a heating room.
On the ground floor are the reception, an office with an adjoining bedroom, a bathroom, a kitchen and a dining room with an adjoining veranda.
Lastly, the second volume of 779 square metres is used as a residence and divided into eight flats. Each has an entrance on an open-plan kitchen and living room, an independent terrace, two double bedrooms and a bathroom; two of these have two bathrooms, one a beautiful habitable attic and the last one is equipped for persons with disabilities.
The third nucleus, finally, of 188 square metres is a detached building on two floors on which two flats of approximately 70/90 square metres are developed, consisting of a living area with open-plan kitchen, two double bedrooms and a bathroom with shower.
Completing the property is a 73.3 ha plot of land divided into vineyard (2.5ha), olive grove (4.1ha), English garden (16.6ha) with lush hedges and wooded area (50.1ha), a swimming pool with open views of the hills in front of the property and a large parking area.
The property has LPG central heating and air conditioning.
This structure lends itself perfectly to receptive activities, with the possibility of maintaining the perfectly established catering business.
There is also the possibility of purchasing only the core residence with flats and a smaller portion of land, depending on the buyer's needs, obviously at a lower price.
San Gimignano, a historical town in Tuscany, sees its origins in 63 B.C. when two young Roman patricians on the run built the castle of Silvia in Val D'Elsa around which the village later developed.
The town experienced its most prosperous period in the Middle Ages, thanks to the fact that it was crossed by the Via Francigena, one of the main communication routes of the time.
Indeed, San Gimignano soon became a point of reference for numerous traders, travellers and pilgrims.
Involved, then, in the struggles between the Guelphs and Ghibellines, the town withstood all kinds of adversity, managing to become considerably richer and seeing in 1200 the year of its greatest economic development.
With a historical centre characterised by its medieval architecture, San Gimignano is most famous for the seventy towers built by the richest families of the time, fourteen of which still exist and characterise the town centre, towering over the picturesque panorama of the endless green Tuscan hills dotted with vineyards and olive groves.
A small pearl of the Sienese province, this village, declared a UNESCO World Heritage Site in 1990, offers, in addition to its history and culture expressed by its monuments, excellent local products such as saffron and Vernaccia di San Gimignano, an excellent local white wine.
