The holiday home part is spread over four floors and comprises five rooms with private bathrooms and three mini-apartments of different sizes, some of which have small terraces, almost all of which overlook the lake. This area is completed by the central heating plant, a characteristic rock cellar, a small open area on Via Coatesa that allows easy access to the pier and the Roman Bridge, and a striking vaulted cellar with exposed stone located on the fifth floor below.

The restaurant-pizzeria, on two levels (street level and first floor), is fully equipped and already operational. It includes a large lounge with bar area, services, fully equipped professional kitchen, wood-burning oven and a splendid terrace with a panoramic view of the lake, capable of seating at least 140 people.

There is also a small parking area at street level.
The property can immediately accommodate both accommodation and catering activities, but, with modifications, it is possible to transform the entire structure into an exclusively hotel business.
