There is also an alarm system, connections to the public network, satellite TV system, and outdoor lighting (both in the garden and on the terraces). The irrigation system for the plants in the garden is fully automated.
The ground floor consists of a Garage, Corridor, 3 Bedrooms, 1 large Bathroom, and a rear uncovered terrace. An internal staircase connects it to the first floor, consisting of a large Living area with fireplace, Open Space Kitchen, and 1 Bathroom. Each room has an exit to the garden.

The property is equipped with all the comforts to be lived in all year round.
In the centre of Santa Maria di Leuca, all commercial activities are present, including schools and banks, as well as bars and restaurants. This marina is inhabited all year round.
SANTA MARIA DI LEUCA is the extreme point of Salento where the Adriatic Sea and the Ionian Sea meet. It was founded in the mid-1800s with its Arab-style villas, built by local nobles. It offers an important and well-equipped tourist port, where you can take a boat, or visit the hundreds of caves scattered along the coast.
Or, you can take a boat in two hours to the Greek islands of Phanos (Othoni) with its beautiful Calypso beach, and Corfu.
